Identify the need for market penetration through new door identification
Leads the strategic development and execution of new door (company owned and operated) to achieve business opportunities, growth and financial profitability
Drive the space acquisition strategy in line with the retail business strategy

MISSION:
Identify the need for market penetration through new door identification
Leads the strategic development and execution of new door (company owned and operated) to achieve business opportunities, growth and financial profitability
Drive the space acquisition strategy in line with the retail business strategy
ROLES & RESPONSIBILITIES:
Manage the overall schedule to ensure new store opening project is completed on time and is with a healthy P&L
- KPIs: 50 of doors opened and the locations, store opening lead time, store revenue and terms
- Supports the implementation of company programs, procedures, methods and practices to promote key messages and achieve a competitive advantage.
- Develop working relationships with landlord, developers and relevant government authorities
- Planning and Execution
- Negotiating Department stores and shopping Malls counter spaces or stand-alone boutiques for Coty brands.
- Developing strategic and operational plans for China market business development, managing execution, and measuring results.
- Conducts market gap and penetration studies.
- Oversees analytical support of ad hoc and strategic planning analyses to support company real estate development and asset management.
- Participates in strategic planning as a member of the China Management Team to identify appropriate opportunities and plans to achieve store opening, brand penetration and sales performance objectives.
- Plans and manages processes and practices to ensure that programs are aligned with overall company business goals and objectives.
- Conduct detailed feasibility study to evaluate each site, negotiate for the best possible commercial terms for lease
- Lead and drive the whole process from site identification to contract sign-off
- Cooperate, communicate, coordinate with other depts. Such as legal, finance, merchandising, sales to ensure project complete as scheduled and within budget
- Store Development & Construction
- Accountable for new store development plan / location selection and negotiation
- Optimize the store opening plans to maximize the business potential and achieve China strategy business plan
- Partner with DS channel lead to negotiate with current and prospective business partners on investment costs and returns, contract terms etc.
- Store asset management
- Build and maintain good relationships with landlord and relevant parties
- Key Relationships: Sales Director, DS channel head, Finance, Marketing head, Global Trade Marketing
- Degree in Business Management or related
- 12+ years of significant experience in retail real estate experience in a retailer and/or developer environment
- Strong planning, problem-solving and decision-making skills
- Good data interpretation, commercial acumen
- Ability to communicate clearly and precisely, both verbally and in writing.
- Strong presentation skill
- Ability to apply sound business principles and practices to project management
- Negotiation skills
- Knowledge of real estate, development and asset management processes
- High sense of accountability
- Willing to go beyond
- Team player
- FMGC, retail Industry - strong preference in luxury or beauty industry
